Old Fashioned Social Networking Skills Are Still a Cornerstone of Real Estate Success

You've purchased your marketing collateral; you've paid for advertising; you've hired professionals to build your website and optimize your content; you have faithfully mailed out postcards and you even hired a ghostwriter to write a book for you to get your name "out there…"

 

But clients come to us in exasperation all the time and tell us that something is missing!  The income you expected from advertising and marketing did not materialize.  "What is it that I am doing wrong?" they ask us. 

 

To learn the answer, take a look at the most famous, high profile politician you can think of.  Let's examine his or her professional life.  They may give a speech of which a few sentences are carried on prime time television or in the mainstream media. They have a professional website. They appear on C-Span in the halls of congress during the course of their duties.  They certainly have an exclusive PR firm or "person" to handle their public image and press release issues… But on whom does the politician depend to get elected?

 

The public.  His or her constituents.  If the constituents don't get out and vote, then the politician does not get elected (barring stealing the election, of course.)  The politician STILL must "win the hearts and minds" of the majority of the people to get legally elected.

 

And so must the real estate agent!

 

So far in the human experience, absolutely nothing replaces getting out there and actually meeting people. Because it is those people who may become your clients.  Those people build your lead bank.  Or even better, those people may become your "grassroots campaign leaders." The people you meet will give a first person "word of mouth" referral and critique of your meeting to their wide circle of friends and acquaintances.

 

So think of every person whose hand you shake not as one person, but as representative of 800 other people.  Because that is how far one personal reference may travel.  Think of your own experiences.  You meet Person A.  During your conversation with your spouse at home, you mention that you met Person A and liked them.  You mention whatever profession they're in and any other notable information you received.  The next day, you mention to a co-worker that you met Person A.  You might send out an email to your list of 14 email buddies, mentioning the meeting.  The same day, your spouse mentions to Person D that you met Person A and really liked them.  So now the original meeting has involved numerous people – not just one.

 

But it gets even better.  In addition to your face-to-face meetings, you can have personal encounters without having to actually be there "in person."  The Internet is buzzing right now with social networks where people "interact" on a personal level through cyber communications…Do you know how to maximize the potential of social media?

The politician can't possibly meet every constituent and shake their hand or kiss every baby's cheek.  So he or she must leverage his or her efforts and time to achieve the greatest possible results.

TIPS & TRICKS: The Right Real Estate Tools will help you Succeed

If you wanted to build a house, you wouldn't try to do so without the right carpentry tools, would you?  In your real estate business, as in any business, there are certain tools that are necessary in order to be successful. 

 

A few tools are obvious.  You must meet your state's criteria for licensure.  That means you must have your real estate license and any classes necessary.  You will need a privilege license from your county to conduct business. Other tools that will help make you successful include:

 

  1. Business cards, professional stationery, etc.
  2. A cell phone with unlimited minutes.
  3. MLS access – If you join a real estate company, you will probably have MLS access through your company.  However you obtain it, you need access to the Multiple Listing Service in order to be successful in real estate.  The homes you list for sellers will be viewed by every real estate professional in your county, making the sale much more likely.  Likewise, when you represent a buyer, you will have access to find them a home within all those listed in the MLS, rather than being limited to your in-house inventory.
  4. A modern computer with office software, Internet access, and Email.  A laptop would be very nice—that way, you can take your office on the road with you.
  5. A professional vehicle.  This vehicle should be comfortable, presentable, and acceptable to ride clients around in.
  6. A sign for your car.  This is not mandatory and many people refuse to put the signs on their cars because they don't want to harm the car's paint.  If you have an expensive collector car, definitely skip this tool in favor of other cheap advertising.  But having your vehicle double as a free rolling outdoor advertisement must help since so many real estate agents do it!  Putting baby powder under a magnetic car sign will help keep it from sticking to your car and damaging it.

To those basic tools, add these to help you make the leap from "just making it" to "I HAVE ARRIVED AT SUCCESS":

 

  • A marketing plan and a system to reach potential clients
  • Marketing collateral – Postcards, free incentives, flyers, a personal brochure, email letters, direct mail letters, newsletters, etc.
  • A professional real estate website
    • Your real estate website should be professional.  It should contain information (or content) specific to your target area that real estate buyers and sellers will find helpful.  For example, information on local schools, local subdivisions, restaurants, etc.
    • Your real estate website should offer a search feature so buyers and sellers can search the MLS right from your website.
